The desire to sell high and buy low!! Not in this world. The biggest mistake sellers make is clinging to a price they want when selling and trying to bottom feed when buying. Let it go… the market could care less what you want for your home. The market is going to tell you what you’re going to get.

Remember, you're the market on the buy side. So if in a great market you sell for $500,000 and buy for $600,000 cause you’re moving up or in a bad market you sell for $400,000 and buy for $500,000 what’s the difference; it all worked out in the end.

Do not assume you have the nicest house and your neighbor’s house stinks. I’ve heard this comment over and over “But Bob down the street got $x for his house and we’re much nicer…” maybe, maybe not. Only the buyer can make that decision. Oh and “Bob” sold a year ago in a very different market. Be careful about comparing yourself to others. Something mom would have said.

Curb appeal, curb appeal, curb appeal. ‘Nuf said! Ask your neighbor to stand at the street and criticize your home. You wanna kill a sale? Turn the buyer off before they even get to the door.

The seller is selling their home. We don’t sell homes, we sell houses. A home is where we raise our children and create many wonderful (and not so wonderful) memories. As a seller, you have to distance yourself and sell a house not a home.

1.    The seller has lived in the home for several years and they have not changed the hardware on their cabinets, shower, faucets etc… as the homeowner they stopped noticing long ago. You have to look at your house with fresh eyes and recognize what isn’t important to you, is important to a buyer.
